Recently, Colombia’s Consumer Protection Authority issued a warning directed at new housing projects, in response to the high number of complaints and lawsuits filed by citizens in this sector.

Between January 2024 and October 2025, the authority received more than 6,000 complaints and legal claims related to alleged violations of consumer rights in residential construction projects. The main irregularities identified fall into three key areas: misleading information and advertising, particularly regarding floor areas, finishes, and common areas; abusive or unbalanced contractual clauses; and failures to comply with warranty obligations. These include structural defects, moisture and cracking issues, delays in property delivery, incomplete delivery of common areas, and deficiencies in the deed registration process.

As a result of these practices, the authority imposed significant sanctions on 38 construction companies and issued numerous rulings in favor of consumers. In addition, fines exceeding COP 1.731 billion were imposed, mainly due to non-compliance with court orders and settlement agreements.

In light of this situation, the authority called on construction companies to act with transparency and responsibility, and to strictly comply with the Consumer Protection Statute, ensuring that the information provided, the contracts entered into, and the warranties offered fully adhere to the law.
